Opus Investment Group (OIG) is planning to build a warehouse complex in Phillipsburg, New Jersey, the US.
The project involves the construction of a 425,479m2 warehouse complex comprising seven buildings on 161.8ha of land.
It includes the construction of first building with 66,977m2 of gross floor area (GFA), second with 92,921m2, third with 54,334m2, fourth with 69,909m2, fifth with 89,859m2, sixth with 35,126m2 and seventh with 16,258m2 area.
It also includes the construction of loading and unloading facilities, storage facilities, an administrative space, parking and related facilities.
On March 31, 2015, OIG submitted an outline planning application to Phillipsburg Town Council.
On September 1, 2015, Phillipsburg Council has given approval for the project. OIG will present the project to the planning board in October 2015.
On September 8, 2015, OIG has signed non-refundable US$100,000 deal with the Phillipsburg Town Council to purchase 80.93ha of land known as the former Ingersoll Rand property worth US$2.5 million.
In October 2015, OIG is working with Phillipsburg and Lopatcong municipalities, various property-owning entities and state agencies to finalize the plan.
In December 2015, OIG is in the process of submitting the specific site plans to the planning boards in both municipalities.
Metro Industrial Wrecking & Environmental Contractors, Inc has been appointed as demolition contractor for the project.
In August 2016, the demolition works commenced.
As of July 2017, The developer settled a soil dispute with the state environmental department and is in talks with transportation officials over the installation of a turning lane for trucks entering from Route 22 on the Lopatcong Township side, a necessity for the project’s future. Construction is scheduled to commence by the first quarter of 2018 and to be completed by 2021.
