Spire Realty Group, LP (SRG) is planning to undertake construction of a mixed-use project in Texas, the US.

The project involves the construction of mixed-use facilities on 4.85ha of land. It will include a total of 116,413m2 office spaces, a 7,641m2 of retail spaces, a 1,500-seat Threesixty Theatre, a hotel, a residential tower and a parking garage.

The project is planned to be implemented in multiple phases comprising of seven blocks.

The Block A, named as "200 Avenue of the Arts" located at 2524 San Jacinto Street, will include the construction of a six-story office building comprising 14,093m2 office space and 1,839m2 retail space.

The Block B, named as "100 Avenue of Arts" located at 2500 Ross Avenue, will include the construction of a 32-story office building comprising 65,032m2 office space and 1,287m2 retail space.

The Block C, located at 2300 San Jacinto Street, will include the construction of a 13-story parking garage.

The Block D, named as "400 Avenue of The Arts", located at 2400 San Jacinto Street, will include the construction of a 21-story office building comprising 34,501m2 office space and 1,728m2 retail space.

The Block E, named as "300 Avenue of the Arts" located at 2500 San Jacinto Street, will include the construction of a 13,935m2, the 13-story residential building comprising 929m2 retail space and 190 units.

The Block F, named as "500 Avenue of Arts" located at 2400 Federal Street, will include the construction of a 30-story, 500-room, 37,161m2 hotel. It is valued at S$100 million.

The Block G, named as "550 Avenue of Arts" located at 2700 Routh Street, will include the construction of a 2,787m2 two-story institutional/office building.

Total parking space for office is 3850 parking spaces with a ratio of three parking spaces per 93m2 rent-able space and additional 335 spaces in Block C, for retail it is 376 parking spaces with a ratio of one parking space per 18.5m2 rent-able space, for residential it is 320 parking spaces with a ratio of 1.5 parking spaces per unit and for hotel it is 500 parking spaces with a ratio of one parking space per room.

The first phase of development includes the construction of Block D.

In 2012, initial plans were approved by the City Council.

WDG Architecture Dallas, PLLC has been appointed as the architect, interior designer and planner, TBG Partners as the landscape architect, Pacheco Koch Consulting Engineers as the civil engineer, JJA, Inc. as the mechanical engineer, Campbell & Associates Consulting Engineers, Inc as the structural engineer, Dunaway Associates as the traffic consultant, Peloton Commercial Real Estate as the leasing consultant and Austin Commercial, Inc as the construction manager and general contractor.

As of July 2015, the development of the project is progressing very slowly. The project will be completely funded by private sources and SRG is planning to request Tax Increment Financing (TIF) funding.

Planning activities are underway.

Scope

The project involves the construction of a mixed-use facility on a 4.85ha of land in the northeast section of downtown Dallas next to the Arts District in Dallas, Texas, the US.

The US$600 million project includes the following:

1. Construction of a six-story office building comprising 14,093m2 office and 1,839m2 retail space in Block A

2. Construction of a 32-story office building comprising 65,032m2 office and 1,287m2 retail space in Block B

3. Construction of a 13-story parking garage in Block C

4. Construction of a 21-story office building comprising 34,501m2 office and 1,728m2 retail space in Block D

5. Construction of a 13-story, 13,935m2 residential building comprising 929m2 retail space and 190 residential units in Block E

6. Construction of a 30-story, 500-room, 37,161m2 hotel in Block F

7. Construction of a 2,787m2 two-story institutional/office building in Block G

8. Construction of 1,500-seat Threesixty Theatre

9. Construction of related facilities

10. Installation of elevators and safety systems
