Summary

Florida East Coast Realty (FECR) is planning to construct the One Bayfront Plaza project in Florida, the US.

The project involves the construction of a 320m height, 306,580m2, 92-story mixed-use tower. It includes the construction of 1,094 residential units, 200-room hotel, an 49,425m2 of Class A office space, 18,581m2 retail space, 1000 parking spaces, 11,148m2 exhibition and banquet facilities overlooking Biscayne Bay, Bayfront Park and, the installation of elevators, safety and security systems.

TERRA Architecture and Kohn Pederson Fox has been appointed as the design contract for the project.

In July 2007, a revised design of the building was released.

On July 25, 2007, the revised design was approved by the City of Miami and FECR received Major Use Special Permit (MUSP).

As of May 2009, redesign works on the project were completed. Construction works have been delayed as a 21-story building 'One Biscayne Plaza' which already exists on the 100 South Biscayne site, must be demolished before construction can begin on the new plaza.

As of January 2014, FECR submitted plans to Federal Aviation Administration (FAA).

In December 2014, FAA issued warning to FECR to cut down tower height to 140m as it poses a hazard to Miami International Airport flights.

On October 11, 2015, FECR secured the approval for a height of 306m from the FAA.

As of August 2016, FECR filed plans with the FAA to build One Bayfront Plaza at 318m above ground.

In December 2016, project plans were revised and FECR submitted the revised planning application to the City of Miami Planning Department.

In July 2017, Miami’s Urban Development Review Board has approved plans.

Demolition works are scheduled to commence in January 2019 following the commencement of the construction works.
