The City of Frederick (CoF) is planning to build a hotel complex in Frederick, Maryland, the US.

The project involves the construction of a 207-room hotel and 2,180m2 conference center on 1ha of land. It includes the construction of a 700-person ballroom, restaurants, lounges and bars, a gift shop, a fitness center, an indoor pool, a business center, parking and related facilities.

The project will be undertaken under a public-private partnership (PPP) model.

On June 26, 2009, Pinnacle Advisory Group (PAG) in association with Opxp LLC was appointed as feasibility study consultant for the project. Crossroads Consulting, LLC has also been appointed as study consultant for the project.

Jones Lang LaSalle (JLL) has been appointed to provide hotel and real estate consulting services for the project.

On February 19, 2014, the Downtown Frederick Hotel Advisory Committee (DFHAC) on behalf of CoF issued a request for proposal (RFP) to select a preferred developer for the project.

On May 9, 2014, CoF has received two development proposals from The Wormald Companies (TWC) and Plamondon Hospitality Partners (PHP).

TWC proposed a US$65 million, 225-room hotel with 1,579m2 of meeting space with a 500-seat ballroom on the Galleria property on East Street while Plamondon Hospitality Partners proposed a 207-room hotel with 2,180m2 of meeting space, a 700-person ballroom on old site of The Frederick News-Post building at 200 and 212 East Patrick Street.

In September 2014, DFHAC recommended CoF to choose Plamondon Hospitality Partnersas the preferred developer.

Plamondon Hospitality Partners has been selected as the preferred developer for the project.

On December 3, 2015, CoF signed the memorandum of understanding (MoU) with Plamondon Hospitality Partners.

CoF officials, PHP, and the Department of Housing and Community Development are collaborating with the Maryland Historic Trust to determine the ways to preserve the Birely Tannery site as project plans progress.
