Canary Wharf Group (CWG), a wholly owned subsidiary of Songbird Estates Plc, is undertaking the New Phase Mixed-Use project in London, the UK.

The project involves the construction of mixed-use facilities on 9.23ha of land and is planned to be executed in four phases.

It will include the construction of 240,000m2 of commercial offices, serviced apartments, a two-form entry primary school, a sports hall, retail space (A1 – A5), a 460,000m2 office building (B1), a healthcare facility, interconnected public spaces on 3.6ha of land, shops, restaurants, bars, and cafes on a 31,000m2 area and two hotels.

The first phase includes the construction of 117,057m2 of residential facilities on a 155,148m2 area. It includes the construction of 884 residential units, two office buildings (D1, D2), a 7,896m2 retail facility, a clubhouse, and a community center.

The second phase includes the construction of the W01, W02-W03 and W07A office buildings, the W07A/B hotel facilities and the W07B residential building, a vehicle bridge connecting to Canary Wharf, a temporary NHS Center and temporary Community Park facilities.

The third phase includes the construction of the office building W06, residential buildings W07C, W08 and W09 (including the W13 basement and substructure construction) and temporary community park facilities.

The fourth phase includes the construction of the office buildings W04 and W05, the residential buildings W07D and W13, a new canal, and bridges, the final Community Park, and the remaining public realm.

Terry Farrell has been appointed as a planner, GVA and Ramboll UK as a planning consultant and PWP Landscape Architecture as a landscape architect.

Herzog & de Meuron, Allies and Morrison, Darling Associates, Kohn Pedersen Fox Associates, Grid architect, Patel Taylor, Wirtz International and Stanton Williams have been appointed as design contractors for the first phase.

Canary Wharf Contractors Ltd, a company of CWG, will undertake the construction work.

In January 2012, CWG acquired the total stake in the Wood Wharf Partnership. In August 2012, the first round of public consultation was held and the second round of public consultation was held in December 2012.

In April 2013, Allies and Morrison were appointed as a master planner and will also be undertaking design work for two new office buildings. AKT II Limited supported Allies and Morrison in developing the masterplan.

In December 2013, planning application of the first phase of the project was submitted to Tower Hamlets Council and in July 2014, CWG received planning approval.

Kilnbridge Construction Services Limited has been appointed to provide construction and civil engineering services for the project. Its scope of work include construction of the common basement and medium to high-rise structures, including secondary steel work with an overall RC footprint of 65,000m2.

QCIC group has been appointed to design electronic security systems for the commercial scheme and to provide strategic blast mitigation advice for the mail scanning and post room facilities.

In the first quarter of 2016, the excavation of the west of the site is complete along with the foundation piling for buildings A1, A2, and A3. The basement concrete works for building A1 have started and the first two tower cranes have been erected. Piling works for the new road which will link the site to Cartier Circle and Preston’s Road are now complete and works have started on its concrete structure. The foundation piling to buildings E1/E2, D1/D2, and B3 has now begun, and the marine deck is also making progress.

As of May 2016, the planning approval has been granted by Tower Hamlets Council for the detailed design of Development Plots E1/E2 and E3/E4 (RM03). CWG is working with the Council on other reserved matters and applications awaiting determination (RM02 & RM06).

As of March 2017, CWG received detailed design approvals of Development Plots D1/D2 (RM06), F2, H1, H2 and H3 (RM02). Reserved Matters RM07 and RM08 have also been approved; these are for the Montgomery Bridge, which will provide a road link from the site to Montgomery Square and a pontoon with houseboat moorings in the Blackwall Basin.

As of August 2017, two new applications for Reserved Matters consent (RM02A and RM09) have been submitted and are currently being considered by the Council.

CWG received detailed design approvals for affordable housing, leisure facility (publicly accessible sports hall and gym) and NHS health facility in Development Plots H1, H3 and H4 (RM02A) and the

two form entry primary school at Development Plot H2 (RM09).

In September 2017, CWG submitted the application for the detailed design of the affordable housing in Development Plot G3.

As of December 2017, Cladding work has commenced on buildings A2/A3/E1 and E2. The structure works on building A2 is completed and E2 is underway. On the east side of the site, work has commenced on the G3 building with dewatering and excavations.

Construction on the first phase of the project is underway and expected to complete in 2019, and the entire project is scheduled for completion by 2023.
