Avenir Holdings, LLC (Avenir), a joint venture between Landstar Development Group and Waterstone Group, is planning to build a mixed-use community in Palm Beach, Florida, the US.
The project involves the construction of a mixed-use community comprising 3,250 single-family homes and 250 townhouses, 300 hotel rooms, 185,806m2 of office space, 37,161m2 of retail space and a 9.6km road on 1,812ha of land. It will be developed in four phases.
The first phase includes construction of 1,000 single family homes, 250 townhouses, 185,806m2 of office and retail space, a 4,645m2 medical office building, 18,580m2 of commercial space, 37,161m2 retail facility and an elementary school on 6ha of land, and the development of a park on 22ha and private recreation facilities on 24ha of land.
The second phase includes the construction of 1,000 single family homes, 20,903m2 of office and retail space, a 9,290m2 medical office building, 9,290m2 of commercial space and a 150-room hotel.
The third phase includes 1,000 single family homes, 41,806m2 of office and retail space, a 4,645m2 medical office building, 9,290m2 of commercial space and a 150-room hotel.
The fourth phase includes the construction of 735 single family homes and 83,612m2 office and retail space.
Urban Design Studio, LLC has been appointed as architect and Fishkind & Associates, Inc as an economic consultant for the project.
On June 28, 2013, Avenir submitted the plans to develop a mixed-use community on the site.
A development review committee (DRC) meeting was held on September 25, 2013.
On April 23, 2014, a public consultation meeting was conducted to reduce the number of homes.
Avenir submitted a revised plan by reducing the number of homes from 7,600 to 3,985 in October 2014.
On October 13, 2015, a public consultation meeting was organized by Planning, Zoning and Appeals Board (PZAB).
On December 8, 2015, PZAB unanimously voted to recommend the city council to approve the rezoning, design standards and the master plan.
The city council discussed the proposed development and voted 5-0 in favor of rezoning the site on January 6, 2016.
In February 2016, Avenir submitted a final application for review to the Florida Department of Economic Opportunity.
In May 2016, Palm Beach Gardens City Council voted 5-0 to give final approval to Avenir’s master plan.
In August 2016, City Council settles a lawsuit related to the project by voting.
On April 7, 2017, a DRC meeting was held to review future land use map amendment for the project.
Subject to approvals, construction of the first phase is expected to be completed by 2021.
The entire project is expected to be completed by 2035.
