Summary

The Taunton Deane Borough Council (TDBC) and Somerset County Council (SCC) are jointly undertaking the Taunton Town Center Regeneration project in Taunton, Somerset, the UK.

The project involves the construction of a mixed-use facility on a 50ha of land and is being implemented in four phases.

The first phase namely Firepool, a 7ha of former Brownfield land transformed into a mixed-use facility next to the mainline railway station. The Firepool area on the northern edge of Taunton town center, adjacent to the main line railway station, currently includes a high proportion of vacant or undeveloped land.

In Firepool, the area near Taunton railway station and the County Cricket Ground will be developed into high-rise offices and small retail outlets in an effort to establish Taunton as a sustainable business district in the South West. Furthermore, plans will include building hundreds of riverside flats. The Firepool project intended to create more than 2,000 new homes in the town center, at least 14,000 new homes across the whole of Taunton, 800,00m2 of employment and 500,00m2 of new retail facilities.

The second phase includes the construction of cultural quarter which will benefit from major improvements to existing facilities. It will include the construction of Somerset County cricket club, the Brewhouse Theater & Arts Centre, and the museum. It will also include a mix of independent shops, cafes, creative workshops and apartments linked by new and improved riverside walkways and open spaces.

The third phase includes the construction of main retail area will include the construction of new shops, leisure facilities and public spaces that help shoppers reconnect with the town center environment and attract visitors from the surrounding areas.

The last phase is Tangier which provides an ideal riverside location for businesses seeking flexible managed office space, for shopping and high-quality homes.

Each development will be linked by the River Tone. A fundamental part of the regeneration is to reinstate the river as a significant focus of the town.

Terence O'Rourke Ltd has been appointed as the design contractor.

In April 2009, St. Modwen(SMP) has signed the partnership agreement with TDBC to develop the regeneration of Firepool in Taunton and in May 2014, SMP received planning consent and appointed Acorn Property Group as the developer for the regeneration of Firepool.

In November 2015, St. Modwen has submitted a planning application for the Firepool development.

In April 2016, a public consultation was conducted on the Coal Orchard development.

On September 1, 2016, TDBC's planning committee has made its decision to refuse the application for the development at Firepool in line with officers recommendations.

On September 28, 2016, TDBC submitted proposals to regenerate the Coal Orchard. The proposals include a mixed development of housing, workspace, restaurants and retail units and there are also plans to demolish St James Street swimming pool.

Construction works on the Goodland Gardens, Castle Green, Somerset Square, Somerset County Cricket Club, and the Tangier Area and Third Way of the project have been completed.

In April 2017, TDBC re-submitted an outline planning application for the US$136 Firepool project. The outline planning application includes plans to deliver a vibrant mix of uses which include restaurants on the waterfront, cinema, hotel, offices, high-quality retail units, a foodstore and new homes.

In June 2017, outline plans for Coal Orchard were recommended for approval and Brewhouse Theatre and Arts Centre plans were unveiled.
