S&E Lomax (SEL) is planning to undertake the Trub Farm project in Greater Manchester, England, the UK.

The project involves the construction of mixed-use facilities on a 4.95ha area. It includes the construction of 167 private dwellings, a 70-bedroom residential care home, 55 private retirement flats, an 80-bedroom hotel, retail units, marina facilities and other related facilities linked by the adjacent Rochdale canal.

It also includes the construction of access roads, water supply system, sewerage systems, and power related facilities.

NJSR Architects has been appointed as an architect and master planner, and Nolan Redshaw as the surveyor and Roman Summer Associates has been appointed as a town planning consultant for the project.

In July 2011, NJSR Architects has completed the master planning and submitted the proposals to the government for approval.

In August 2012, a local community has opposed the public consultation process conducted by SEL as they found the process inadequate.

In February 2013, the project received outline planning, however the proposal faced delay due to opposition from local residents.

As of April 2015, SEL submitted revised plans to Rochdale Metropolitan Borough Council.
