Kingdom Holding Company (KHC) is undertaking the construction of a mixed-use tower in Jeddah, Saudi Arabia.
The project involves the construction of a 1,000m-high mixed-use tower and is being implemented in three phases. The building structure will consume around half a million m3 of concrete and 80,000 tonnes of steel.
The 252-story tower project includes a large retail center, conference center, a 200-room Four Seasons hotel, three lobbies, 121 serviced apartments, 360 apartments, offices and luxury residences. The tower will feature 59 elevators, including 54 single-deck and five double-deck elevators, along with 12 escalators.
Jeddah Economic Company (JEC), owned by KHC, has been appointed as a developer, and Bechtel Corporation as PMC contractor.
A consortium of Arup and Hyder Consulting has been appointed as engineering consultant and Thornton Tomasetti as structural design contractor; Langan Engineering and Environmental services as civil engineering consultant; Arabian Construction Materials Co. Ltd (ARCOM) as supply contractor; Rolf Jensen & Associates Inc. as fire protection consultant; and Fortune Shepler Consulting as consulting engineer.
In September 2009, KHC shortlisted three contracting groups for design-build contract: JV of Samsung Corporation and Arabtec Construction; Multiplex and Saudi Binladin Group; and JV of El Seif Engineering and Contracting and Six Construct.
In early 2010, the contractors were asked to submit revised bids for the main contract.
In March 2010, Adrian Smith + Gordon Gill Architecture secured the architectural and interior design contract.
In April 2010, the bids for the construction contract were submitted. Five contractors were invited to offer proposals and shortlisted three firms to submit final offers for the contract.
In April 2011, KHC secured approval from the government of Jeddah to undertake the construction works.
In August 2011, Saudi Binladin Group was appointed as the main construction contractor. Environmental Systems Design Inc. was awarded a contract to design the building systems.
In February 2012, KHC secured the final license to construct the tower from the Jeddah municipality. In April 2012, Saudi Binladin Group (SBG) contributed US$400 million for project development.
In August 2012, Landtech Design was appointed as a landscape irrigation design consultant.
In September 2012, the project received necessary finance from the investors and partners. In November 2012, piling contract was awarded to Saudi Bauer.
On April 1, 2013, construction commenced. In November 2013, EC Harris and Mace were awarded PMC contract.
In December 2013, piling works were completed. Advances Construction Technology Services (ACTS) has been appointed to provide construction consultancy services.
On March 27, 2014, Arabian Bemco Contracting Co. Ltd was awarded a contract to provide electro-mechanical works.
In June 2014, KONE Corporation was awarded the contract to provide elevators and escalators. Liebherr Tower Crane Solutions has been appointed to supply three 280 HC-L luffing jib cranes and one 357 HC-L model crane.
Saudi Bauer awarded KB International to supply and service drilling fluids. The scope of work is to utilize its enhanced slurrypro canto development program (CDP) system for optimum wall support and skin friction development.
In March 2015, Cushman & Wakefield (formerly DTZ) was appointed to provide FM consultancy services.
In May 2015, KONE commenced the installation of elevators and escalators.
In November 2015, KHC secured funding to complete the remaining part of the project. Jeddah Economic Company signed a deal with the Saudi bank Alinma Investment to enable the real estate fund to complete the tower construction.
In January 2018, JEC signed a US$165 million infrastructural contract with Fouzan Trading and General Contracting Co.
Construction activities are underway.
