Grmanda Holdings (GRMANDA) is undertaking the construction of a housing project at 53-63 Sheppard Avenue West and 62-68 Bogert Avenue in Toronto, Ontario, Canada.
The project involves construction of 192 residential units in two phases with a GFA gross floor area of 20,545m2 on a 4,306.3m2 site.
The first phase includes 182 units in a 14-story building at Sheppard Avenue; and the second phase includes 10 townhouses in 4four-story buildings at Bogert Avenue.
The project will also feature three -levels underground parking with 232 spaces, 132 bicycle parking spaces and related infrastructure, and the installation of elevators and safety systems.
Pellow + Associates Architects has been appointed as architect, and Weirfoulds LLP as planning consultant.
On June 8, 2015, a preliminary planning application for to rezoning the site was submitted to the Toronto City authorities for approval, for which, a preliminary report on official plan amendment and zoning by-law amendment applications were released in August 2015.
In October 2015, public consultations held.
In April 2016, planning application was rejected by City Planning, North York Community Council and City Council.
GRMANDA has appealed to the Ontario Municipal Board (OMB) with the final hearing commencing from July 4, 2017.
