Essential Living (EL) is planning to build a Perfume Factory Scheme development in London, England, the UK.

Squire and Partners and Darling Associates were appointed as architects, Juice as the commercial architect, Turley and LDA Design as the landscape architects, RPS CgMs Ltd as planning and heritage consultant, RSK Group Plc as environmental consultant, Capita as the project manager, Robert Bird as the structural engineer, Aecom as the services engineer, RSK as the environmental assessment consultant, Peter Stewart Consultancy as townscape consultant and Polity Communications as communications consultant.

EL acquired the project site in July 2014.

On November 26, 2014, EL held a first round of public consultation.

In December 2014, EL agreed a US$30 million debt facility with Venn Partners to fund construction of the project.

EL held a second round of public consultation on July 29, 2015.

In September 2015, EL submitted a planning application.

On February 4, 2016, EL gained outline consent from Ealing council.

In December 2016, EL revised the project plans by reducing the story of the tallest tower from 33-story to 25-story and including a 130 room hotel. The new 130 room hotel and 25-story residential tower will be developed under the Northern Section part of the project.

In the first quarter of 2017, Essential Living divested the southern section to Imperial College London.

El is in the process of developing revised project plans.

Planning activities are underway.

Scope

The project involves the construction of a mixed-use community comprising 350 to 450 homes on 1.16ha of land in London, England, the UK.

The US$130 million project includes the following:

1. Construction of 185m2 of retail space

2. Construction of 493m2 of public space

3. Construction of 130 bedroom hotel

4. Construction of 640 parking spaces
