The Argent Group (AG) is planning to undertake the construction of Arlington Downs Mixed-use development project in Illinois, the US.

The project involves the construction of a mixed-use facility on a 10ha of land.

The redevelopment project will be carried out in four phases over five years.

First phase of the project includes transformation of a hotel to 12-story, 214 unit apartment tower, named as One Arlington tower.

Second phase includes the construction of a four points by Sheraton hotel comprising six-story with 160 rooms, a hotel with 200-rooms, a conference hall, lounges, restaurants, administrative space and related infrastructure, and the installation of elevators, safety systems.

Third phase includes the construction of 15 to 19-story comprising 443 apartments.

Fourth phase includes the construction of 8,918m2 retail building.

Arlington Devco has been appointed as developer, Pappageorge/Haymes as architect for the entire project, while Stoneleigh Companies and Prime Group Inc appointed as developer for apartment tower.

In January of 2012, the Arlington Heights Plan Commission approved the plans.

AECOM’s Tishman Construction has been appointed as general contractor for apartment tower (One Arlington) project.

In January 2013, Demolition works on the project commenced, with the approval granted by Village of Arlington Heights.

In March 2013, construction works commenced on first phase of the project.

In May 2013, Stoneleigh and Prime Group Inc. secured US$30 million construction loan from KeyBank N.A. and a US$12 million loan from SunGate Capital.

In May 2014, plans for 200-room hotel under second phase was cancelled.

In October 2014, the construction works completed on the first phase.

Design activities are underway.

The project involves the construction of mixed-use facilities on 10ha of land at Rohlwing Road and Euclid Avenue, Arlington Heights in Illinois, the US.

The US$250 million project includes the following:
