Toll Brothers Inc. (TOL) in partnership with Shea Baker Ranch, LLC (Shea), is undertaking the construction of a housing development in Orange County, California, the US.

The project involves the construction of 2,380 homes on 157.4ha of land. The project is being implemented in three villages with about 20 neighborhoods.

The first village includes the construction of six neighborhoods comprising 550 residential units. TOL and Shea Homes are developing three neighborhoods each.

The three neighborhoods developed by Shea Homes includes: Brookland with two- to three-bedroom, two- to three baths and 118m2 to 167m2 of living space; The Knolls with three- to four-bedroom, 2.5- to three baths and 146m2 to 155m2 of living space and Ridgewood with three- to five-bedroom, 3.5 to four baths and 197m2 to 222m2 of living space.

The three neighborhoods developed by TOL includes Parkview with four bedrooms, three baths and 174m2 to 204m2 of living space; Heights with four to five bedrooms, 4.5 to 5.5 baths, and 249m2 to 284m2 of living space and Highlands with five bedrooms, 4.5 to 5.5 baths and 276m2 to 303m2 of living space.

It also includes the construction of parks, pools and other recreational and social amenities.

The second village includes the construction of seven neighborhoods. TOL is developing three-neighborhoods while Shea Homes are developing the remaining Four-neighborhoods.

The three neighborhoods that are being developed by TOL Homes includes Summit with 5 to 6 bedrooms, 5.5 to 6.5 baths and 342m2 to 395m2 of living space; Terraces with 4 to 5 bedrooms, 3 to 4 baths and 213m2 to 240m2 of living space; The Crossings with 4 to 5 bedrooms, 3 baths and 186m2 to 224m2 of living space.

The four neighborhoods that are being developed by Shea Homes includes Crestline with 3 to 4 bedrooms, 2.5 to 3 baths and 163m2 to 185m2 of living space; The Courts with 2 to 4 bedrooms, 2.5 to 3 baths and 163m2 to 192m2 of living space; The Peake comprising 102 single family homes with 3 bedrooms, 2.5 to 3 baths and 146m2 to 155m2 of living space; The Rowe with 2 to 3 bedrooms, 2.5 baths and 133m2 to 157m2 of living space.

The second village also includes the construction of a 1,950m2 dog park, two linear parks on 3ha community park and a 2,322m2 commercial space.

The third village includes the construction of seven neighborhoods and will take place in two sub-phases namely 3A and 3B.

The in-house division of developers is undertaking the design and construction works while JZMK partners was appointed as the planner and BonTerra Psomas as the environmental consultant.

Construction activities on the first village completed and the opening ceremony was held in February 2014.

In April 2015, construction activities on the peak neighborhood commenced.

In November 2015, Baker Ranch Dog Park was opened officially.

In March 2017, TOL launched the Rowe neighborhood.

Construction activities on the Crossings neighborhood are underway.

The project involves construction of 2,380 homes on 157.4ha of land on Baker Ranch development site in Lake Forest, a city in Orange County, California, the US.

The US$3,000 million project includes the following:
