Schon Properties (Schon) is undertaking the construction of a mixed-use hub in Dubai, the UAE.
The project involves the construction of a mixed-use facility over an area of 529,547m2. The project includes the construction of 3,800 apartments, 52 low-rise buildings, 308 office units, 80 retail units, Michelin-Star restaurants, gymnasiums, swimming pools, outdoor cafés, a nursery, a supermarket, a pharmacy, jogging tracks, tennis courts, a shopping mall, laundry facilities, parking and other related facilities.
The project will be developed in seven zones: Zone 1 (Lotus), Zone 2 (Rowan), Zone 3 (Lily), Zone 4 (Winterberry), Zone 5 (Primrose), Zone 6 (Iris) and Zone 7 (Zahra). Each residential tower will consist of approximately 10-12 stories when built, eight of which will be residential levels.
Zone 1: It includes the construction of eight residential towers. Bin Sabt Contracting Co. LLC has been appointed as EPC Contractor. Construction works are underway.
Zone 2: Commodore Contracting Co. LLC has been appointed as contractor. Basement works are underway.
Zone 3: Belhasa has been appointed as EPC Contractor on zone 3. The block work for the basements was complete. Excavation and backfilling work are underway.
Zone 4: Commodore Contracting Co. LLC has been appointed as contractor. Excavation and backfilling works are underway.
PGS Gulf Contracting Company has been appointed as contractor for the project.
In June 2014, Xanadu Real Estate Development LLC(Xanadu) invested US$92 million for the development of the project through an investment agreement signed with Schon.
Project was placed on hold due to the lack of pace in the construction in the fourth quarter of 2016.
In February, 2017, Schon agreed to transfer 216,464m2 area to Xanadu for development to speed up delivery of the project. Under the agreement, Xanadu will be responsible for completing three of the seven phases of the project – 17 buildings comprising 1,300 apartments.
Pre-construction activities are underway.
