Summary

Strategic Property Partners (SPP) is undertaking a mixed-use facilities at Channelside District of Downtown Tampa, Hillsborough County, Florida, the US.

The project involves the construction of up to 278,709m2 of mixed-use facilities on 10.11ha of land and will be implemented in phases.

The entire development is expected to feature 102,193m2 of office space, 53,419m2 of hotel space with 650-rooms comprising a Five-star, boutique hotel with 30 condominium units and a 26-story Four-star JW Marriott convention hotel with meeting space, 61,316m2 of residential space for 3,500 units with 21-story rental tower, 26-story condominium tower, 92,903.04m2 of new retail, cultural, educational, and entertainment space at the street-level, 4,645m2 of District cooling, 5,000 parking spaces and related facilities.

The project also includes Roadway reconfiguration and infrastructure works are underway.

In Phase 1, SPP will partially transition the Garrison surface parking lot into a waterfront park. The new park will be approximately 0.44ha in size, with an adjacent events pavilion and beer garden. The Tampa Riverwalk extension would be constructed, connecting with the park. In addition, there is 2,787m2 of retail and office space, 30,658m2 of University of South Florida (USF) Morsani College of Medicine and a companion medical office building.

In Phase 2, two additional buildings would be constructed. Each would be one to three stories, together totaling approximately 6,503m2 with retail and office uses. The design envisions the ground floor will be lined with active retail and restaurant uses with outdoor dining oriented towards the waterfront.

In Phases 3 and 4, residential buildings would be constructed along Channelside Drive, which will preserve view corridors and create a more comfortable pedestrian-oriented scale along the waterfront.

The project also includes renovations at the Tampa Marriott Waterside Hotel and Marina and the renovation of the former District 3 events venue into SPP's new headquarters. It is expected to cost US$40 million.

A preliminary master plan was released by SSP in the fourth quarter of 2014.

The rental and condominium tower is designed by Raymond Jungles, Inc. Kohn Pedersen Fox has been appointed as architect and Cecconi Simone as interior designer.

On January 6, 2016, groundbreaking held for University of South Florida Morsani College of Medicine.

Cascade Investment LLC has been appointed as the associate developer for the project.

On March 23, 2016, Kimmins Contracting Corporation appointed as an enabling contractor for roadway reconfiguration and infrastructure work.

On July 14, 2016, The project obtained approvals from Tampa City Council.

A second public hearing on the project was scheduled on August 4, 2016.

On August 29, 2016, Construction works commenced on the US$35 million access roads around Channelside drive comprising an addition of underground pipes and a water distribution plant of the project. The northern lane of Channelside drive is scheduled to close in the fourth quarter of 2016 and reopen in the third quarter of 2017.

Stantec Consulting Services Inc. has been appointed as the consulting engineer, Alfonso Architects as the architect and David Conner + Associates as the landscape architect.

In September 2016, SPP released the project plan comprising detailed phases information.

The hotel will be managed by Marriott Tampa Waterside Hotel & Marina.

Skanska USA Building Inc. and HOK Group, Inc. has been appointed to design-build the USF Morsani College of Medicine and a companion medical office building.

Roadway reconfiguration and infrastructure works are underway.

The hotel will be designed by Nichols Brosch Wurst Wolfe & Associates and Champalimaud awarded as an interior designer.

In July 2017, SPP selected nine contractors for the project they are: Kimmins Contracting Corp.; Creative Contractors Inc.; Skanska USA; Kolter Group affiliate Kast Construction Co.; Suffolk Construction Co.; Coastal Construction Group; Holder Construction; Gilbane Inc.; and Moss Construction Management.

The project secured approvals for the hotel in September 2017.

On January 23, 2018, Coastal Construction appointed as a construction contractor for the apartments, condominiums, a 26-story JW Marriott convention hotel, and retail.

Continental Contractors has been appointed as construction contractor for the renovations at the Tampa Marriott Waterside Hotel and Marina. Creative Contractors Inc. for the renovation of the former District 3 events venue into SPP's new headquarters. EWI Construction is construction contractor for a waterfront park.

Construction activities were commenced on Morsani College of Medicine on September 20, 2017, and are expected to complete in the fourth quarter of 2019.

Construction works in 26-story JW Marriott convention hotel and 815 Water Street, which includes apartments, condos, and retail is expected to commence in the first quarter of 2018.

The first phase of the project is slated to commence in June 2018 and anticipated for completion in 2020, and the entire project is scheduled for completion in 2027.
