Pure Investment Holdings Pty Ltd (PIH), an entity of Golden Group Pty Limited, is planning to undertake the redevelopment of the Belmont Park Racecourse in Perth, Western Australia, Australia.
The project involves the construction of eight 38–53-story mixed-use towers on 22ha of land comprising 60,000m2 of office and 31,000m2 of retail space.
It will include the construction of 4,500 new dwellings, a new grandstand, an outdoor viewing area, stables, a parade ring and parking spaces.
The southeastern portion of the development, called the Precinct D will include US$1billion investment comprising 1,500 dwellings, 20,000m2 of office space and 5,000m2 of specialty retail and cafes and a 250-bed hotel.
Portfolio International was initially selected as the preferred developer by the Western Australia Turf Club for the project. Portfolio sourced The Golden Group as the investor, with Portfolio handling all the zoning, approvals, concept development and structured financing as part of their day to day development management role for the project on behalf of the investment group.
JDSi has been appointed as consulting the engineer, Fosters and Partners as the architect, Hames Sharley as the master planner, and Hewshott International as AV consultants for the project.
In 2011, PIH signed a development deal for the site with Perth Racing.
In March 2013, the Western Australia Planning Commission approved the structure plan for the entire Belmont Park Racecourse site.
In August 2015, the town council adopted the Precinct D Detailed Area Plan, which means that applications for planning approval of individual buildings can be lodged with the Town Planning Authority.
In March 2016, Arup was appointed as traffic consultant for the project.
On June 17, 2016, the project plans were referred to the Detailed Area Plan (DAP) Secretariat for determination by the Metro Central JDAP.
