The Navi Mumbai SEZ Private Ltd (NMSEZ), a joint venture of Dronagiri Infrastructure Private Ltd (DIPL) and City Industrial Development Corporation of Maharashtra (CIDCO) is planning to build an industrial city in Navi Mumbai, Maharashtra, India.

Intially NMSEZ proposed to develop a special economic zone (SEZ) in Navi Mumbai comprising four main nodes namely; Dronagiri, Kalamboli, Ulwe Waterfront, and Ulwe Airport on 2,180ha land.

The Dronagiri Node of Navi Mumbai SEZ is on the southern tip of Navi Mumbai and is spread over a total area of 1250ha. The Node can be utilized to develop world-class residential facilities, port-based industries, including Light Engineering, Apparel and Logistics and Warehousing. It can also comprise Multi Services Sector, including IT/ITES, commercial and trade facilities.

The Kalamboli Node of Navi Mumbai SEZ spreads over an area of about 310ha land. This node is being developed as one of the most prominent Nodes of Navi Mumbai, with ample facilities for education, rest, recreation and entertainment facilities etc., in addition to residential facilities.

The Ulwe (Waterfront) Node covers an area of about 80ha. This node is divided into Ulwe (Waterfront) A of 21.12ha area, Ulwe (Waterfront) B of 32.28ha area and Ulwe (Waterfront) C of 10.77ha area. The Node can be utilized to develop IT/ITES and financial hub.

In December 2017, NMSEZ revised the plans to develop an industrial city in the place of the SEZ. The SEZ project has failed to take off owing to several reasons, including policy and taxation changes. The Cidco's board approved the proposal to develop an industrial city.
