The Massachusetts Department of Transportation (MassDOT) and Massachusetts Bay Transportation Authority (MBTA) are planning to undertake the mixed-use complex in Boston, Massachusetts, the US.

The project involves the construction of a 34,652m2, 11-story mixed-use building on 5,063m2 of land.

It includes the construction of a four-star 156-room hotel, 88 condominiums, 85 class-A residential apartments, a community centre, 2,415m2 of retail space, 138 parking spaces, two public plazas, new entrances at Hynes Convention Center stop and related facilities and the installation of safety and security systems.

In March 2012, MassDOT and MBTA issued a request for proposals (RFP) for the development of the project. However, it was canceled to select a single, coordinated project development team.

On September 3, 2014, the joint Office of Real Estate and Asset Development (OREAD) for MassDOT and MBTA reissued a request for proposals (RFP) for the design-build contract.

In November 2014, three consortiums submitted the RFP for developer contract including:

BRG Parcel 13, LLC, led by Boston Residential Group, LLC comprising Goulston & Storrs, Cambridge Seven Associates, Kleinfelder, Tishman, Epsilon Associates and Howard/Stein-Hudson Associates.

TPC Boston Parcel 13 Holdings, LLC, led by The Peebles Corporation comprising Handel Architects LLP, Utile, Inc, McNamara Salvia Engineers, Suffolk Construction Company, Goulston & Storrs and HDR, Inc.

Trinity Boylston LLC led by Trinity Financial, Inc comprising ICON architecture, Dimeo and LeMessurier consultants.

On January 6, 2015, a consortium of TPC Boston Parcel 13 Holdings LLC, led by The Peebles Corporation was awarded the design-build contract.

Peebles is in the process of seeking planning approvals, design approvals and financing for the project.

Construction is scheduled to commence in 2019.
