The project involves the construction of a 50,168m2 36-story 117m apartment tower comprising 316 apartments. It includes the construction of 122 one-bedroom units, 122 two-bedroom units, 31 three bedroom units, 30 studio units, a 92m2 retail space, a community center, 355 parking spaces and related facilities and the installation of elevators and security systems.

Studio Gang Architects has been appointed as an architect, dbHMS as the engineering consultant, Magnusson Klemencic Associates as a structural engineer and Clayco Inc as construction contractor.

On December 12, 2016, a public consultation meeting was held.

The abatement package is expected to be considered by the city of St. Louis’ Land Clearance for Redevelopment Authority meeting on December 13, 2016.

The funding for the project about 60% will be received by borrowing and the rest of the funding will be received from private equity.

Mac will seek 95% tax abatement for 10 years and 50% tax abatement for 15 years.

In February 2017, residents express concerns about street safety, sidewalk widths, and the financial impact the high rise.

In June 2017, St. Louis Land Clearance for Redevelopment Authority announced that the project will get the break on sales tax for construction materials, an incentive the city is more frequently offering to developers of large projects.

Subject to building permit approval, construction is expected to commence in the end of first quarter of 2018 and is scheduled to be complete in the second quarter of 2020.Scope
