MCB Real Estate LLC (MCB) is planning to construct a mixed-use complex in Maryland, the US.

The project involves the construction of a mixed-use complex on 8ha of land. It includes the construction of 200 apartments, 6,503m2 to 13,935m2 of retail facilities, 150-room hotel, 875 parking spaces and infrastructural facilities.

The project includes the construction of two buildings along Eastern Avenue: a six-story apartment building, with ground floor retail and an interior courtyard, and a smaller, one-story shopping center, with a large 250-parking lot farther east, an 7,896m2 of building for an anchor tenant, such as a supermarket or pharmacy with 110-additional parking lots.

AB Associates Ltd has been appointed as lead consultant.

In April 2014, MCB purchased the project site for US$3 million.

On July 17, 2014, MCB unveiled two plans for the project to develop a retail-anchored development or an office complex at an Urban Design and Architecture Review Panel Baltimore City Council meeting.

In September 2014, Urban Design and Architecture Review Panel rejected the master plan submitted by MCB and the issues raised are lack of a signed retail tenant and clarity about how many apartments the market will support.

In October 2014, Urban Design and Architecture Review Panel approved the master plan.

On June 17, 2015, the project received zoning approval from the Baltimore City Council.

In June 2016, MCB is awaiting environmental clearances for the project.

MCB is in process to start demolition by the end of the 2017 and is awaiting for environmental clearances.

Scope

The project involves the construction of a mixed-use complex on 8ha of land on Pemco Corporation site at Johns Hopkins Bayview campus on Eastern Avenue in Baltimore.

The US$100 million project includes the following:

1. Construction of 200 to 400 apartments

2. Construction of 6,503m2 to 13,935m2 of retail facilities

3. Construction of 150-room hotel

4. Construction of a six-story apartment building

5. Construction of an interior courtyard

6. Construction of one-story shopping center

7. Construction of 7,896m2 of building as a supermarket or pharmacy

8. Construction of 360 parking lots

9. Construction of related facilities
