Lone Star Real Estate Fund III (LSREF), in partnership with Oakmayne Properties (Oakmayne) is undertaking the construction of Two Fifty One London Residential Development project in London, the UK.

The project involves the construction of a mixed-use development comprises two buildings with a shared basement. It includes the construction of a 41-story residential tower features 335 apartments, 85 of which will be shared ownership, along with office space on floors one and two. The second tower will feature a triangular eight-story office and educational building with ground floor retail.

Allies and Morrison Architects has been appointed as an architect, CBRE as the marketing consultant and Waterman as the environmental consultant for the project.

The initial project plans were submitted in March 2009. However, a decision was deferred and revised plans were submitted twice, once in December 2009 and once again in January 2011.

Laing O'Rourke plc has been appointed as contractor.

In October 2011, the planning committee of the Southwark Borough Council has rejected the revised plans of the project.

In December 2013, project obtained approvals from the government.

In September 2014, demolishing works on the project were completed.

In October 2014, construction works commenced.

In December 2015, Lone Star has secured a US$199.7 development finance facility from Lloyds Bank’s commercial real estate team and Wells Fargo.

In March 2016, McMullen Facades was appointed as facade consultant.

On May 5, 2017, a topped-out ceremony was held. The mixed-use tower reaches 127m at its highest point and 80% construction works completed.

Construction works are underway and scheduled for in 2018.
