KG Development LLC (KGD) and Cumberland Street LLC (CSL) are planning to build a mixed-use community in St Augustine, St. Johns County, Florida, the US.
The project involves the construction of a mixed-use community on 312.4ha of land. It will be implemented in four phases.
The project includes the construction of 999 residential units, 12,077m2 of commercial space, a 200-room hotel, a 120-bed rehabilitation hospital, a 260-bed facility for assisted living or skilled nursing or memory care, 7,432m2 of professional medical office space, parking and related facilities.
The first phase includes 265 residential units, 100-bed assisted living/skilled nursing/memory care facility, 929m2 commercial space and second phase includes 734 housing units. All the other nonresidential development will be under third and fourth phase.
England-Thims & Miller, Inc. has been appointed as consulting engineer and Akerman LLP as legal consultant.
In October 2014, KGD and CSL submitted a rezoning application to St. Johns County Planning and Zoning Agency (PZA) to rezone the proposed site from Open Rural (OR) to Planned Unit Development (PUD) to build 925 residential units and 9,290m2 of commercial space on 240ha of land.
On October 2, 2014, St. Johns County Council (SCC) conducted public consultations and rejected the plans.
PZA held consultations with the developer to discuss plans in December 2014.
In June 2015, KGD and CSL submitted revised project plans.
On September 15, 2015, St. Johns County rejected the rezoning approvals.
In October 2015, St. Johns County is in the process of negotiating the project plans.
In January 2016, KGD and CSL has been filed lawsuit against St. Johns County due to rejection of rezoning approvals.
Project is facing delay due to legal issues.
