Falkland Road Residential LLC (FRR), a subsidiary of JBG Corporate, is planning to build a mixed-use community in Silver Spring, Maryland, the US.

The project involves the construction of a 107,426m2 mixed-use community comprising 1,250 residential units in five buildings on 9ha of land. It will be developed in three phases.

The first phase includes the construction of 31,365m2 of residential space in two buildings with 368 units, comprising a six-story building with 230 residential units and a 27m high building with 137 residential units, and 8,918m2 retail and restaurant space near the northeast corner of the intersection.

The second phase includes the construction of a building comprising 403 residential units and 743m2 of retail space.

The third phase includes the construction of two 13-story buildings with 479 residential units, 1,486m2 of retail space and a new site entrance along the north side of East West Highway.

Lessard Design Inc. has been appointed as architect, Johnson Bernat Associates as civil engineer, Studio 39 Landscape Architecture as landscape architect and MCLA Architectural Lighting Design as landscape lighting designer.

On May 27, 2014, Montgomery County Council approved revised natural resource inventory and forest stand delineation (NRI/FSD) for the project site.

On December 3, 2014, FRR submitted a preliminary project application to Montgomery County Planning Department (MCPD).

MCPD reviewed the preliminary project plans on December 22, 2014.

On August 27, 2015, Montgomery County Department of Housing and Community Affairs board (DHCA) recommended the sketch plans and preliminary plans to the MCPD.

FRR requested MCPD's approval for the revised project plans at the MCPD board’s on September 10, 2015 meeting.

Subject to approval, FRR expects to complete the construction of the first phase by 2019.

1. Construction of 31,365m2 of residential space in two buildings with 368 units in the first phase
