Fifteen Group LLC (FG) is planning to redevelop the Wyvernwood Garden Apartments property in California, the US.
The project involves the construction of mixed-use facilities on 28ha of land.
The project includes the construction of up to 4,400 residential units in a variety of building styles of 1,200 rental units and up to 3,200 condominium units to rent and purchase, up to 27,870.9m2 of neighborhood-serving retail and office space, up to 2,322.58m2 of community civic space, 4.04ha of professionally maintained, publicly accessible parks and open space and an additional 4.45ha of courtyards, plazas and other outdoor amenities.
The project will be implemented in five phases and FG held 100th community meeting on redevelopment for site design in January 2011.
FG appointed Torti Gallas and Partners Inc as architect, Meléndrez Design Partners as landscape architects, Fehr & Peers as transportation consultants and Stantec as planning and civil engineering consultant.
The City of Los Angeles released a draft environmental impact report (EIR) in October 2011 and FG signed a project labor agreement (PLA) with the Los Angeles/Orange Counties Building and Construction Trades Council in January 2013.
Los Angeles City Council’s Housing Committee approved a US$50,000 fund to the project on February 26, 2014. The city will also provide US$25,000 toward an affordable housing analysis.
On March 12, 2014, the Los Angeles Housing and Community Investment Department (HCIDLA) and FG appointed Keyser Marston Associates (KMA) to undertake the peer review and feasibility study for US$50,000 and the value capture analysis for US$25,000. US$50,000 will be paid using City Municipal Housing Finance Funds (MHFF).
KMA completed the peer review and feasibility study for the project and KMA needs an extra US$5,000 for the completion of value capture analysis and MHFF approved the reallocation for this contract.
Subject to approval, construction of the entire project is expected to be completed by 2030.
