Fairfax County (FC) is undertaking the construction of a mixed-use development in Virginia, the US.
The project involves the construction of a mixed-use community on 32ha of land comprising 350 residential units. The project is being executed in phases.
The first phase includes the construction of 165 apartments, 24 single-family residences, 12 multi family residences, 83 townhomes, a school and 300 parking spaces.
The second phase includes the construction of 4,645m2 office facilities, 5,574m2 retail units, 173 residential units, six multi-family residences, 74 townhouses and other related facilities.
On August 31, 2007, FC issued a Request for Proposal (RFP) for the services of a master developer for the preparation of a master development plan.
In May 2008, Alexander Company and Elm Street Development were appointed as associate developers for the project and will be responsible for the construction of the infrastructure facilities including transportation, waste water, storm water, site work.
On December 4, 2012, FC's Planning Commission, Virginia approved the comprehensive plan amendment incorporating the recommendations of the Laurel Hill Adaptive Reuse Area Master Plan.
On June 3, 2014, FC approved the proposed redevelopment plans.
On July 29, 2014, FC entered into a master development agreement for the implementation of the project.
FC's Department of Public Works and Environmental Services will oversee the public infrastructure construction activities.
Van Metre Homes has been appointed as the developer, Lessard Design and Bignell Watkins Hasser as an architect, Studio 39 as the landscape architect, William A. Hazel as an excavation contractor and Southway Builders Inc as a contractor.
On December 7, 2015, a groundbreaking ceremony held marking the commencement of construction works of the first phase.
Construction activities were completed on the first phase and activities on the second phase expected to commence in December 2017.
