EFG/DRA Heritage, LLC (EFG/DRA), a joint venture formed between EnviroFinance Group, LLC and Diversified Realty Advisors, LLC is planning to build a mixed-use complex in Poughkeepsie, Dutchess County, the US.

The project involves the construction of a mixed-use community on 63.2ha of land. It will be developed in two phases.

The first phase includes the construction of 32,516m2 of commercial space, including an 80-room hotel on 7,432m2 area and the second phase includes the construction of 750 residential units.

MWW Group has been appointed as a lead consultant. The in-house design and construction team of DRA will look after design and construction works.

In November 2013, EFG/DRA acquired the proposed site.

EFG/DRA has submitted a brownfield cleanup program (BCP) application and Remedial investigation work (RIW) plan to the New York State Department of Environmental Conservation (NYSDEC) to demolish the property site in December 2013.

On May 14, 2014, EFG/DRA submitted conceptual design plans to Poughkeepsie City Council (PCC).

In August 2015, the PCC closed a public comment period seeking feedback on scoping of the project.

On July 13, 2016, demolition works commenced and are underway.

In December 2016, environmental review process moved forward with completion of the Environmental Impact Statement (EIS).

EFG/DRA awaiting the necessary approvals. Subject to the approvals, construction is slated to commence in the fourth quarter of 2017 and it will take eight years to complete the construction.
