The project involves the construction of a mixed-use development on a 1.05ha of land.

In 2015, CoSS issued a request for proposals (RfP) from developers to redevelop the city-owned parking lots along High Rock, Maple and Lake Avenues in Saratoga Springs.

In October 2015, CoSS received two separate proposals from the joint venture of Paramount Realty Group (Paramount) and Community Builders Inc., and Hyman Hemispheric LLC (Hyman) and Sequence Development LLC (Sequence).

Paramount and Community Builders proposed a US$77 million plan to build a mixed-use complex. It includes the construction of a three-level 607-space parking garage, 4,645m2 of retail space, 166 residential units comprising condominiums and market-rate apartments, senior apartments and affordable workforce housing units.

Hyman and Sequence proposed a US$80 million mixed-use complex. It includes the construction of a four-story, 6,094m2 commercial building, a 656-space parking garage and 100 units of market-rate and workforce housing units.

On November 10, 2015, CoSS conducted public consultations on two proposals for the site.

In April 2016, leasing application for project site has been approved.

CoSS is seeking approval for the site. Work on parking garage is expected to start in the fourth quarter of 2017.

The project involves the construction of a mixed-use development on 1.05ha of land on 1.05ha of land in Saratoga Spring, the US.
