Cawdor Maintenance Trust (CMT) is planning to build a mixed-use development in Nairn, Scotland, the UK.

The project involves the construction of a mixed-use community on 638ha of land. It includes the construction of an 18-hole golf course, a 120-bedroom hotel, 300 homes, a spa, conference facilities, a tourism and heritage centre, an equestrian center, parking and other related facilities.

In June 2008, an outline planning application and supporting Environmental Impact Assessment was submitted to the Highland Council.

On August 26, 2009, the public consultation event was held to update local community on Delnies development plans at the Nairn Community Center, running over three days.

On March 27, 2012, an outline planning permission was granted and in February 2015, CMT received final planning approval. However, in July 2016, CMT lodged an appeal with the Scottish Government seeking to remove a condition of building a new roundabout off the A96 to access the project site.

Farningham Planning Ltd has been appointed as the planning consultant.

In January 2017, the proposal to build a new roundabout to give access to the site off the A96 Inverness to Nairn road application is rejected by Highland Council.
