Belfast Harbour Commissioners (BHC) is undertaking the construction of a mixed-use complex in Belfast, Northern Ireland, the UK.
The project involves construction of a mixed-use complex of total of 215,563m2 on 8ha of land. The project is being construction in phases including: City Quays One, City Quays Two, City Quays Three, City Quays Four, City Quays Hotel City Quays Car Park.
City Quays One includes the construction of a five-story 7,711m2 office building. City Quays Two will include the construction of a nine-story, 11,613m2 office building, City Quays Three will include the construction of a 19,975m2, 17-story office building, City Quays Four will include the construction of a 13-story building, City Quays Car Park will includes the construction of multi-story car park with 900 spaces, and the City Quays Hotel will include the construction of a six- to seven-story 150- to 200-bedroom hotel on an area of 26,850m2.
It will also include the construction of 120 residential units on 22,870m2 area with associated amenity space and surface parking on 1,720m2; class B1 offices on 123,170m2 area; small scale retail and retail services on 950m2; cafe/restaurants on 1,003m2 area; multi-story car parking on 21,000m2 area, plus associated works including basement car parking on 16,000m2 area; ancillary service area of 2,000m2; open space; and related infrastructure improvements.
Grimshaw Architects has been appointed as the architect, Turley Associates as the planning consultant, Mitchell & Associates as the landscape architect, RPS Consulting as the transport consultant, WYG as the drainage consultant, RWDI as the consultant, RSK Group as the environmental consultant, ATEC as the ecological consultant, and Cushman Wakefield as the commercial agent.
Robinson Patterson Partnership has been appointed as an architect and Heron Brothers as the construction contractor for City Quays One. Doran Consulting has been appointed as the structural engineer, and Max Fordham as the M & E consultant for City Quays Two. Michael Burroughs Associates has been appointed as the planning consultant for both City Quays One and Two.
In July 2010, the BHC has submitted an outline planning application. City Quays One has been approved by Department of Energy (DoE) Planning in September 2013. City Quays Two planning application has been submitted to DoE Planning in December 2013.
The construction works on City Quays One commenced on January 6, 2014.
The outline application submitted by BHC has been approved by the DoE Minister in June 2014.
In September 2014, BHC has issued expressions of interest (EOI) for operating the proposed hotel.
On November 14, 2014, BHC has issued EOI from contractors who are interested in providing the construction works required for the City Quays Two development opportunity, with EOI submission deadline on December 19, 2014.
On December 19, 2014, City Quays Two received planning approvals.
In June 2015, construction work on City Quays One completed.
In October 2015, BHC awarded EPC contract to Lagan Building Contractors for US$27 million for the second phase of the project.
The planning application submitted for City Quays three and planning activities are underway on the City Quays Four and City Quays Car Park.
In October 2016, BHC unveiled plans for the City Quays 3 development.
In February 2017, BHC issued a construction tender for US$58 million for the development City Quays 3.
In May 2017, BHC submitted City Quays 3 planning application to the council. Subject to the approval, construction works will begin in late 2017 with completion scheduled by the fourth quarter of 2019.
Construction of the second phase is underway and is expected to be completed in 2017. Construction works on the entire project to be completed by the fourth quarter of 2019.
