BMI View: Malaysia's location in South East Asia and its welcoming attitude to foreign investment aremajor attractions to overseas investors. The real estate market is affected at present by slower economicgrowth, but the medium-term prospects are good. An expanding service sector as well as rising incomesand improving trade indicate a more positive outlook for all three sub-markets we cover.

Following a strong 6.0% GDP growth in 2014, the economy has been facing some challenges in 2015 andgrowth is expected to be lower, at 4.7%. This trend is expected to continue in 2016, with GDPgrowth predicted at 4.5%. This is partly explained by the impact of tighter monetary policy and risinginterest rates on domestic demand and partly by a weaker external sector. With exports equating to about90% of GDP, the economy is vulnerable to the economic slowdown in key export destinations such asChina. However, despite the slower overall growth in the next 12 months, in the medium term the steadypace of economic expansion combined with robust domestic consumption and improving trade,particularly with the rest of the Association of Southeast Asian Nations (ASEAN) should have a positiveimpact on the economy, including the commercial real estate sector.
