Summary

The Bahrain construction industry had been growing at a robust pace prior to the onset of the global financial crisis. This growth had been fuelled by the country’s long-term efforts to diversify its economy, efforts which have led to the emergence of Bahrain as the financial capital of the Middle East and have also led to many multinational companies establishing their Middle Eastern bases in the country, attracted by favorable tax policies and the country’s strategic location in the center of the Gulf region. In order to further increase its attractiveness, the country also invested heavily in its infrastructure segment, investment that has helped Bahrain to attract increased numbers of tourists, mostly from neighboring Gulf countries. These developments contributed to a robust construction industry prior to the onset of the global recession in 2008, which resulted in a liquidity crisis, decreased foreign investment and the cancellation or postponement of many construction projects.

  • As of 2010, residential construction was the second-largest market in the Bahraini construction industry, having been overtaken by infrastructure construction. Over the forecast period, residential construction is projected to register robust growth, predominantly due to a government construction program.
  • During the review period, the Bahraini commercial construction market recorded the best performance due to the large number of financial institutions and other multinational corporations (MNCs) constructing their Middle Eastern headquarters in Bahrain. In the forecast period, Timetric expects rapid growth to slow for the commercial construction market.
  • The educational buildings category is expected to perform particularly strongly due to several major projects scheduled for the review period, including the construction of the Bahrain Science and Technology Park, a higher education ‘city’, the first internet-based ‘e-University’ in the Middle East and Asia, and a regional centre for ICT research and training. The research facilities category is also expected to perform strongly in the forecast period.
  • In 2010, industrial construction was the smallest market in the Bahraini construction industry. Moderate growth was driven by the free trade agreements (FTAs) signed between Bahrain, the US and several other countries.
